What we install on flat roofs

Torch-down modified bitumen

Our specialty for flat and low-slope roofs. Two-ply or three-ply systems, heat-welded at the seams, with a granulated cap sheet that stands up to New Orleans sun and standing water.

Drainage fixes

Most flat-roof leaks are really drainage problems. We add tapered insulation, scuppers and drains so water leaves the roof instead of sitting on it.

Flashing and walls

Parapet walls, HVAC curbs and pipe penetrations get metal counter-flashing and proper terminations, the places flat roofs usually fail.

Repairs and coatings

Patches, seam repairs and reflective coatings that add years to a roof that is not ready for replacement.

Is it time?

Signs your flat roof needs work

  • Water still standing on the roof two days after rain
  • Blisters, bubbles or cracks in the surface
  • Seams that are lifting or separating
  • Stains on the ceiling under the flat section
  • Soft spots when you walk on it

A small blister or one bad seam is a repair. Widespread cracking, soft decking or a roof that has been patched again and again is usually a replacement, and we tell you which one you are looking at.

Where a flat roof meets a pitched one

On many New Orleans houses the flat section sits right against a shingle roof or a wall. That joint is where most flat-roof leaks start. We tie the two together with custom metal flashing so water runs off instead of in.

Questions

Flat roof questions

How long does a torch-down flat roof last?

Installed right, with good drainage, a torch-down roof often lasts 15 to 20 years or more. Standing water and poor flashing are what shorten its life.

Can my flat roof be repaired instead of replaced?

Often, yes. Seam repairs, patches and new flashing can add years if the decking underneath is still solid. We check that first.

Why does water pond on my flat roof?

Usually the roof has settled, the drains or scuppers are clogged, or there was never enough slope. Tapered insulation and added drains fix it.

Do you do flat roofs on houses, or only commercial?

Both. Most of our flat roofs are on New Orleans homes: additions, camelbacks, porches and carports.

Do I need a permit for a new flat roof?

A full replacement usually needs a City of New Orleans permit. We pull it for you.
